ARBEL
MANAGEMENT COMPANY objectives for management of any property
in his portfolio are to increase and stabilize occupancy, improve
the resident profile, upgrade the appearance and physical condition
of the property, and increase rental rates. All of this factors
allows us to accomplish our most important objective: providing
a greater revenue stream to the property, increasing the propertys
value.
ARBEL increases both occupancy and resident stability in
several ways. First, we reduce lease defaults by carefully qualifying
applicants for tenancy based on their credit worthiness and income
adequacy, as well as previous rental history. We do this efficiently
through our in- house credit department. Second, an aggressive advertising
and marketing strategy is developed and implemented Once the prospective
residents are capture by the marketing and advertising, the third
and most important way by which we increase occupancy and resident
stability comes into play: a well trained, professional and service
oriented staff The on site staff is also trained to focus on resident
retention from the beginning of the lease, and to provide courteous
and efficient service to all residents of the community.
While we aggressively pursue the increase of occupancy levels,
we also focus on ways to maximize the physical condition and appearance
of the buildings, grounds, curb appeal and apartment interiors.
With the aid of our Development Company, and our Directors of Maintenance
and Horticulture, we can perform design, planning, and implementation
in house, allowing us to carry out rehabilitation desired by the
owner in a cost-effective manner.
